Creekside Meadows
Albany, Oregon

Creekside Meadows is a garden-style multifamily community located in Albany, transforming a constrained 3.5-acre wetland site into 107 residences. Set along a primary thoroughfare and adjacent to a creek, the project responds to environmental constraints, regulatory requirements, and the need for attainable housing.

Wetlands mitigation and a riparian setback shaped the foundation of the design, limiting buildable area and pushing development toward the western edge of the site. In response, we arranged the three buildings along the perimeter of the site, creating a central zone for circulation, parking, and shared space. The site was raised to enable construction and designed to manage stormwater on-site through detention and infiltration.

Within this framework, the residential program offers a mix of one- and two-bedroom units serving a range of residents. Each unit includes a private patio or balcony, extending daily life outdoors, while exterior breezeways and walkways create a clear progression from public to private space.

Community life is organized around a central hub at the main entry, where the leasing office, community room, and mail areas bring residents into regular contact. From there, amenities extend across the site, from fitness and gathering spaces to a dog park, playground, and open lawns near the creek, supporting both daily routines and quieter moments of connection.

Constructed using Type VB wood framing and limited to three stories to maintain cost efficiency, the project reflects a pragmatic approach to multifamily housing. Despite the complexity of building within a wetland environment and navigating a multi-layered permitting process, Creekside Meadows was successfully delivered and quickly absorbed into the local housing market, creating a livable, community-oriented environment for a growing Albany population.
