Overlooking the Willamette River, just north of the Ferry Street Bridge and near Alton Baker Park, 35 Club is a 110-unit apartment community that leverages its position between natural landscape and urban infrastructure to create a connected and amenity-rich residential environment. With direct access to major roadways, transit, and regional bike networks, the project is designed to support a wide range of lifestyles, from daily commuters to residents seeking proximity to recreation and open space.

The building is organized around a south-facing elevated courtyard, which serves as the social heart of the project. This orientation maximizes solar access and frames views toward the river, while creating a protected outdoor space that extends usability across seasons. Indoor and outdoor amenities are intentionally paired, linking the courtyard pool and spa with adjacent wellness spaces including a sauna, fitness room, and yoga studio, to support both active and restorative use. Residential units are designed with generous daylight, high ceilings, and durable, high-quality finishes, supporting both comfort and long-term livability.

At grade and basement levels, covered and secure parking is integrated beneath the building, allowing the residential levels and shared spaces above to remain focused on light, views, and community. A compact lobby with mail and parcel facilities supports efficient daily function without competing with the project’s primary spatial experiences.

Delivery of the project required close coordination with multiple agencies and stakeholders, including Greenway Review approval with the City of Eugene and compliance with HUD financing requirements. The rigor of this process shaped both documentation and execution, reinforcing a collaborative approach among the owner, contractor, consultants, and public agencies.
